House Rules: We aim to provide a safe, clean, and comfortable home for every guest. Please review these rules carefully before booking to ensure this property is a great fit for your stay. 🔇Quiet Hours & Conduct: Quiet hours are from 9:00 PM to 8:00 AM. No parties, events, or gatherings are allowed. No loud music at any time. Respect building residents and community guidelines at all times — misuse of shared amenities may result in revoked access. 🧾 Guest Verification: Before you arrive you will be asked to complete guest verification through third-party provider Truvi. This is done to ensure we are keeping up-to-date with short-term rental regulations and in compliance with apartment building's policy as well as providing both our guests and our properties with extra protection. Truvi will contact you via email and/or text to complete the verification. Please do so prior to arriving at the property to enable a quick and easy check-in process. You will also be asked to authorize a refundable damage deposit for up to $500 via third party provider Truvi in case of accidental damage during your stay. This will include a small services fee. All guests must be on the Airbnb platform and added to the reservation prior to arrival. Failure to complete Truvi verification before arrival or a “Not Approved” status may result in cancellation through Airbnb. By booking, you acknowledge and agree to the Truvi screening and that failure to comply may lead to cancellation in accordance with Airbnb policies. 👥 Guest Limits & Visitors: Only the number of guests listed on your reservation are permitted. Absolutely no unapproved visitors or additional guests are allowed on the property at any time. Each additional unapproved guest is subject to a $50 per night per person fee. All overnight guests (18+) must have a valid Airbnb account with ID verification and added to the reservation with name displayed. Use of Amenities: Guests have access to the gym, pool, coffee/lounge room, and meeting spaces in accordance with building rules. Absolutely no additional guests beyond those listed on the reservation are allowed to use the amenities. If any unregistered or non-reservation guest is found using the pool, gym, lounge, or any other community facility, it will result in immediate cancellation of the reservation without refund. Amenities are subject to building policies, and access may be revoked by management if rules are not followed. Use of these facilities is at your own risk. The host is not responsible for any injuries or for closures of amenities during your stay. 📺 TV & Streaming Guests are welcome to log into their own apps and streaming accounts. Cable and paid streaming subscriptions are not included. 📦 Mail & Deliveries Paper mail cannot be received at the property. Packages (Amazon, UPS, FedEx, etc.) are permitted during your stay. 🧼 Maintenance & Supplies: All maintenance requests must be sent directly to the host, not building staff. We’ll coordinate with management promptly. For stays longer than 7 days, initial supplies (toilet paper, paper towels, shampoo, detergent, etc.) are provided, but guests are responsible for replenishment as needed. 🗑️ Valet Trash Service ⚠️ Valet trash pickup is available Sunday through Thursday. All trash must be bagged securely and placed outside your door after 6:00 PM on pickup days. Loose trash or items not in bags will not be collected. Trash must be set in or on top of the can, no trash on the carpet. Do not leave trash outside on non-pickup days or it will result in a $75 fine. 🚪 Keys, Access & Security Guests must return the key fob to the lockbox and secure it upon checkout. Lost key fob: $100 fee Lost parking pass: $100 fee After-hours lockout (outside 9 AM–5 PM, M–F): $75 service fee Tampering with security equipment, including the doorbell camera, smoke detector, or WiFi devices, will result in immediate cancellation without refund. 🍳 Cooking & Odor Policy Please be considerate when cooking strong-smelling foods. Persistent odors requiring deep cleaning may incur an odor remediation fee starting at $300. Examples include heavily spiced or fried dishes, fish, bacon, or curries. Use proper ventilation (fan, open windows) when cooking. 🚭 Smoking Policy No smoking or vaping indoors — including cigarettes, e-cigarettes, cannabis, and vape devices. No smoking is allowed on premises whatsoever, including in all amenity areas, the parking garage, pool, sky deck, etc. A minimum $300 cleaning fee applies for violations. 🏗️ Elevator & Access Notice There is an elevator to the apartment floor. If it is temporarily out of service, guests must be prepared to use the stairs. 🕒 Check-Out Check-out time is 11:00 AM. Unapproved late check-out: $75 per 30 minutes after 11:00 AM. ⚠️ Liability & Enforcement The host is not responsible for accidents, injuries, illnesses, or loss of personal property during your stay. Violations of these rules may result in a $75 fine per infraction and/or immediate removal without refund. 🐾 Official Pet Policy & House Rules for Pets We are a pet-friendly home for responsible owners. By booking, you agree to the following terms, which are designed to comply with Airbnb’s Ground Rules for Guests and Accessibility Policy. 1. Disclosure & Booking Mandatory Disclosure: All pets must be disclosed at the time of booking. Please include the breed and weight in your message. Unauthorized Pets: Per Airbnb’s Ground Rules, bringing more pets than approved or failing to inform the host of a pet is a violation. Discovery of an unapproved pet will result in immediate cancellation without refund for remaining nights. Pet Fee: A non-refundable $199 pet fee applies per stay. This must be paid via the Airbnb platform. 2. Weight & Species Restrictions Dogs: We welcome well-behaved dogs under 50 lbs. Requests for larger dogs must be made prior to booking. Cats: Not permitted. 3. Supervision & Crating (Airbnb Compliance) Unattended Pets: Pets may not be left alone in the home unless they are securely crated. Policy Alignment: This rule is in place to ensure guests meet Airbnb’s Ground Rule of "treating the home like their own" and avoiding "excessive cleaning." Pets left loose and unattended are the leading cause of property damage and soiled carpets—violations that Airbnb’s policy requires guests to avoid. Furniture: Pets are strictly prohibited from beds and sofas to maintain the "standard cleaning" level expected by Airbnb. 4. Waste & Damage Waste Removal: Guests must clean up all pet waste immediately. A $50 cleanup fee will be requested via the Resolution Center for any waste left behind. Property Damage: Any damage (scratches, chewing, accidents) will be documented and claimed through Airbnb AirCover. 5. Service Animals Service Animals: Legitimate service animals (not pets) are welcome, exempt from fees, and exempt from weight/breed/crate restrictions per Airbnb’s Accessibility Policy. ESAs: Except where local law dictates otherwise, Emotional Support Animals are subject to the $199 fee and all rules listed above. ❗By booking, you agree to abide by all house rules and building policies to ensure a safe, respectful environment for all residents and guests.

🔑 Guests have full access to the apartment and all community amenities, including the gym, pool, lounge, and meeting rooms. Please note that all amenities are subject to building policies, and access may be revoked by management if rules are not followed. 📦 Upon arrival, you’ll retrieve a key fob from a lockbox located near the parking lot. This fob provides secure access to the building entrances, elevator, and your apartment door. 🚗 Inside the apartment, you’ll find a garage parking tag. This tag must be clearly visible in your vehicle at all times when parked in the lot. Vehicles without a visible parking pass are subject to towing at the guest’s expense, per building management policy. 📄 All detailed check-in instructions will be provided before your arrival to ensure a smooth and easy experience.
