House rules

HOUSE RULES: Quiet hours 9:00pm-8:00am No parties, events, get-togethers or other similar events are allowed. No loud music or disturbances, especially noise past 9 pm. We reserve the right to have any guest go through Know Your Guest/SuperHog guest screening and deposit before the date of check in. Do not have more guests than stated in your reservation and no unapproved visitors. There is a $50 per night per person fee for each person that is not stated in the number of guests in your reservation. Guests are welcome to log into their own apps, subscription services, cable and streaming services are not included. Parking can be included for guests staying 30 nights or longer, parking must be requested at least 14 days prior to arrival and is not guaranteed as it is subject to the Birmingham Parking Authority availability. Guest must pick up their own card for parking if parking is reserved and are responsible for any lost key cards. Guest(s) are not allowed to have mail/packages delivered to the residence. There are UPS, Post Office, and Amazon Hub stations available as an alternative in the area. All overnight guests 18+ must be registered on Airbnb with a valid ID uploaded to their account. No smoking, vaping, or use of marijuana or other drugs at anytime anywhere on or in the property. If violated, there is a $300 smoke cleaning fee. We are not responsible or liable for any accidents, injuries or illnesses that occur while on the premises. Including but not limited to use of the gym, common spaces or apartment. We are not responsible if the gym is closed for any reason whatsoever or if any common spaces are not available during guest stay for any reason. We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind. The security system, which includes the doorbell camera, smoke detector as well as the WiFi equipment, are there for your safety and comfort; tampering with or disabling the security system and those items is a violation of house rules and will result in immediate cancellation of the reservation. Guest must put the fob provided back into the lockbox and lock the box when they leave. Please do not lose the fob; loss of the key fob will result in a $100 fine. Loss of fan remote will result in a $100 fine. If guest locks themselves out after normal business hours, 9-5 - M-F, and are unable to access a back up fob, an after hours lock out charge of $75 will be charged to the guest. For long term stays (over 7 days) toilet paper, paper towel, shampoo, conditioner, body wash, laundry detergent, soap, etc will be provided for the start of your stay but is the guest responsibility to refill if they run out during their stay. Any pungent odor left in the home that requires a deep clean will result in an additional cleaning fee of not more than $500.00. Cleaning beyond the normal scope, including but not limited to excess trash (more than 2 bags) boxes, etc. will be charged a $200 additional cleaning fee. Pet Policy: Pet Fee $199 Guest agrees to building pet policy and required info. Guest agrees to sign and pay deposit through guest screening service. All pets must be on the reservation and approved prior to arrival. Unapproved late check out will result in a fee of $75 every 30 min after 11 am. If any of the above rules are violated, the guest agrees to pay a $75 fee for violating rules in addition to the agreed-upon stay amount. Guest access

Guests will enter the building with a digital key, get a key fob from a lockbox inside and use the key fob to access the residential floors and to enter the apartment door. Unit door automatically lock after closing with the use of no deadbolt. A guidebook will be sent with information on the day of check-in. We do not provide parking although there is plenty of public parking in the immediate area.

The area is great for those with or without vehicles. There are restaurants, bars, grocery stores, and entertainment all within a short walk. You can find electric scooters nearby for short trips. Free and paid parking can be found on the street. For those staying for 1 month or longer, a parking space can be reserved.
