🏠 HOUSE RULES & POLICIES 🕒 General Conduct & Noise Quiet Hours: 9:00 PM – 8:00 AM daily. No Parties: Events, get-togethers, or loud music are strictly prohibited. Disturbances: Please respect our neighbors; excessive noise at any time is grounds for immediate cancellation. 🛡️ Guest Screening & Safety (Truvi) To maintain a high standard of safety, we partner with Truvi, an Airbnb-approved third-party affiliate for guest screening and damage waivers. Verification: Some reservations may be selected for Truvi screening. If selected, you will receive a secure link for identity verification. Compliance: Completion of Truvi verification is required for a smooth check-in. Cancellation: If verification is not completed or is not approved, we may submit a cancellation request to Airbnb. 👥 Occupancy & Visitors Registration: All overnight guests (18+) must be registered on Airbnb with a valid ID. Capacity: No unapproved visitors. Do not exceed the number of guests stated in your reservation. Violations: A $50 per night, per person fee applies for any guest not stated in the original reservation. 🐾 Official Pet Policy We are pet-friendly for responsible owners. By booking, you agree to these terms, designed to comply with Airbnb’s Ground Rules for Guests. Disclosure: All pets must be disclosed at the time of booking (including breed/weight). Unauthorized Pets: Bringing an undisclosed pet is a violation of Airbnb’s Ground Rules and will result in immediate cancellation without refund. Pet Fee: A non-refundable $199 pet fee applies per stay. Dogs: Well-behaved dogs under 50 lbs are welcome. Larger dogs require prior approval. Cats: Cats are not permitted. Exceptions may be made only with prior written approval before booking. Because cats require specialized deep-cleaning, an additional fee or specific cleaning protocol will be required if an exception is granted. Crating (Airbnb Compliance): Pets must be securely crated if left unattended. This ensures compliance with Airbnb's rule to avoid "excessive cleaning" and property damage. Furniture: Pets are strictly prohibited from beds, sofas, and linens. Waste & Damage: Guests must clean up waste immediately ($50 fine for non-compliance). Damage will be claimed through Airbnb AirCover. Service Animals: Legitimate service animals are exempt from fees/restrictions per Airbnb policy. ESAs are subject to standard pet fees/rules where permitted by law. 🍳 Cooking, Odors & Smoking Odor Policy: Please use ventilation (hood fans/open windows) when cooking pungent ingredients (e.g., curry, heavy spices, fish, garlic). Remediation: If excessive odors require professional treatment, a $300+ deep cleaning fee will apply. No Smoking: Smoking or vaping of any kind (cigarettes, cannabis, e-cigs) is strictly prohibited indoors. Violation results in a $300 professional cleaning fee. 📦 Logistics & Deliveries Mail: Guests are not allowed to have packages/mail delivered to the residence. Please use local UPS, USPS, or Amazon Hub stations. Supplies: For stays over 7 days, we provide a "starter kit." Guests are responsible for refills thereafter. Elevator: If the elevator is out of service, guests must use the stairs to access the apartment. 🔑 Keys & Security Security Systems: Do not tamper with the doorbell camera, smoke detectors, or WiFi equipment. Disabling these results in immediate cancellation without refund. Key Fob: Fobs must be returned to the lockbox upon departure. Lost Fob: $100 fine. Lost Fan Remote: $100 fine. Lockouts: A $75 after-hours charge applies for lockouts occurring outside M-F, 9:00 AM – 5:00 PM. ⏱️ Check-Out & Violations Late Check-Out: Unapproved late check-outs result in a fee of $75 for every 30 minutes past 11:00 AM. General Violations: If any rule above is violated, a $75 administrative fee will be applied in addition to any specific fines listed. The Host reserves the right to ask guests to leave immediately without refund if any house rules are violated.

🔑 GUEST ACCESS Accessing the apartment is a secure, two-step process: Step 1: Building Entry – Use the digital key, provided in the check-in guidebook, to enter the main building. Step 2: Key Fob – Once inside the lobby, you will retrieve a physical key fob from a secure lockbox on the 1st floor. ⚠️ IMPORTANT: This fob is mandatory to access the residential floors via the elevator/stairs and to unlock the apartment door. 🚪 CHECK-OUT: The fob must be returned to the lockbox upon departure. Failure to return the fob will result in a $100 replacement fee as noted in the House Rules.
